Firstly, make sure that you clear out all of your valuable items and possessions from the property. If you fail to do this it will cause unnecessary stress for everyone involved. However, if you do plan on getting rid of all of your valuable goods, people tend to get very pushy when it comes to buying these goods at low prices or even giving them away for free.

For this reason, I advise that nobody be allowed into the premises during the clearance process except for family members who are helping out with the task at hand. This is because they understand how much attachment somebody can have to their belongings which makes selling it or giving it away to somebody else hard.

I understand that this is the most important step in the whole process as you are transferring your life possessions into somebody’s hands. So, I advise that before carrying out a house clearance you need to be emotionally ready to let go of all of your belongings so you do not become too attached and cause more stress for yourself than needed.

When doing a property clearance one needs to keep in mind that there may still be active electrical items that could be dangerous if tampered with by an unqualified person therefore these need to be handled very carefully. 7. Try not to leave it too late! Make a list:
Write down everything that is going to need to be moved out and ensure all items on this checklist are taken care of before the big day arrives. If you don’t want it anymore but it’s not rubbish then sell it as mentioned above or donate it to charity if applicable.

Get rid of anything worth money:
Check eBay for prices on some things so you know you’re doing a good job at clearing the house, for example, if an item has similar machine parts as yours do check how much they charge for the exact same item. If its something you’re not too sure about then take it to a local recycling facility or scrap yard for them to give you a quote as they will undoubtedly offer you less than someone who deals with these items daily (that will be explained later).

Make all rooms accessible:
Don’t leave anything in the room that is needed for equipment, furniture, or workmen to do their job, this includes removing any personal belongings from bedrooms and bathrooms. Start sorting out your junk:

What should be kept and why:
Items that are worth more than £30, the car (if applicable), inheritance documents, sentimental items that can’t be replaced, tax-related records (prior to 2014), and birth certificates. The easiest way I find to keep track of everything is to take photos of them on your smartphone as proof of purchase or because they may come in useful later on, or both! If you want your relatives send them an email with a list to avoid any trouble later and put all those emails in a separate folder so once sold they can be deleted from the PC.

To give away or to sell:
Things like clothes , toys, kitchen utensils etc that are still in good condition can be given away or sold. That way they will stay in use and you’ll make a few quid out of it. Don’t give away items if they might have value to someone else – keep them for friends, family members or charity shops.

Make sure you know what’s included:
a) Brick-built sheds, greenhouses, and garages should not be included unless specifically mentioned in your agreement (so make sure you check the small print). If the latter is the case, include it on your list and contact a firm that offers garden clearance services.
b) Check whether any fittings such as flooring, radiators, and kitchen appliances are included in your house clearance – if they’re not then you should include them on your list.
c) Check whether there is anything dangerous (like gas cylinders, asbestos, or lead-based paint), flammable (like solvents, petrol cans, or other chemicals/cleaning products), or hazardous (like medicine cabinets, pesticides, or other poisons) inside the property that needs clearing.

Go through the whole house:
You don’t want to miss out on something important because it’s hidden behind another piece of furniture! Does this sound familiar? The last thing you need is to leave a complete mess for someone else to sort out when you’ve left the building!
